All Real Estate acquired by Charles Mix County through tax deeds will be sold unreserved where the opening bid meets the reserve. All property both improved and unimproved is being sold as-is where-is with absolutely no guarantees as to condition, correct boundaries or marketable title. All parcels will be given a quit claim deed only by the Charles Mix County State’s Attorney. Buyers are responsible for their own due diligence in regards to condition, liens, encumbrances and other issues that may be transferred to the new buyer upon sale. Any personal property that is present at time of closing will become the new buyer’s, but no titles or proof of ownership will be available. No surveys will be provided and all maps/pictures do not guarantee the correct boundaries. All parcels will be a cash sale with 100% of the price due the day of the auction unless prior arrangements are made with the auctioneer. Possession will be granted at closing. Auctioneers are representing the sellers in these transactions.
