Auction Terms & Conditions. This is an online-only auction. This single auction lot will begin closing at 8:00 PM CST on Wednesday September 23rd, 2026. This is a soft close bidding auction, so if someone bids in the last 3 minutes of an item closing, it will extend out another 3 minutes to allow other bidders to counterbid. Payment for purchases need to be made at the time of pickup which is scheduled after the close of the auction. You will need to sign up with a HiBid account and have a valid credit card required for bidding approval, but will have the option to pay with cash, auction company approved personal check, or bank verified check if buyer is unknown to auction company, or wire transfer. Please note this auction is for Real Estate only, no shipping is offered. There is 3.5% Buyers Premium that will be added to the final purchase price for payment by cash, check or wire transfer. Sales Tax Charged if Applicable. Acceptable payment methods are cash, good check (Letter of credit may be required if buyer is unknown to the auction company), or wire transfer. Auction company reserves the right to request a wire transfer for any payment if necessary. No credit card payments accepted for this auction. Per the family's request, this real estate auction will have a reserve on it. In the event that the reserve is not met, the family may, at their discretion, contact the highest bidder within 24 hours after the close of the auction to negotiate a sale. If reserve is met, closing on the property will be negotiated with the buyer, but will not exceed 90 days past the sale date. A 10% deposit of sale price will be required at auction end to proceed with closing the real estate portion of the estate. Buyer's fee of 3.5% applies to the real estate sale. Closing costs are the responsibility of the buyer. Information listed is believed to be correct and true, but do your own due diligence. Auction company and the D. Schulz estate will not be held responsible for any incorrect or omitted information. This sale is NOT subject to any buyer contingencies, buyers must have the resources available to complete the real estate transaction. Seller will guarantee clear and free title to property at closing. No refunds will be issued for any reason. Location and preview of real estate will be at 304 W 2nd Vincent, IA, Preview and inspection times are on Saturday September 12th and Sunday September the 13th from 12:00 PM to 4:00 PM each day, and Saturday September 19th and from 12:00pm to 4:00 PM. Absolutely no inspections other than those dates and times listed without contacting the auction company and making a specific appointment will be allowed. Buyers are encouraged to inspect the property during these available times. If a buyer is unable to attend the preview, they will have to rely on pictures to make their determination of condition and value of the property.
