Real Estate Terms and Conditions 1. This will be an online auction with all bidding taking place online. Bidders will be required to register for an account with the online platform HiBid before being approved to bid. If you do not understand the online bidding process, please contact Mid Missouri Auctions LLC offices for assistance. 2. Bidding is scheduled to end on September 2, 2026 at 7:00 PM CDT. This auction will utilize what is known as a "Soft Close", which means that if a bid is placed in the final 2 minutes of the auction, the ending time will be extended for an additional 2 minutes. This will continue until there are no further bids in the final 2 minutes, at which time the auction will close. 3. Property is sold by the authority of Chimene Schwach, Boone County Public Administrator, Conservator of the Estate of Marjery Audsley, An Incapacited and Disabled Person, and final bid will be subject to the approval of the Boone County Missouri Circuit Court, Probate Division. 4. The successful high bidder will be required to sign a Real Estate Auction Purchase Contract for the amount of the final bid plus a 4% buyer’s premium (as an example, $100,000.00 final bid plus 4% would be a contract price of $104,000.00) and place a non-refundable deposit of $5000.00 (five thousand dollars) payable to Boone-Central Title Company within 24 hours of the auction close. A copy of this contract is available upon request from the offices of Mid Missouri Auctions LLC. Closing will be within 30 days, or at such time as is agreeable to both Seller and Purchaser. 5. Property will be sold "As Is" with no guarantees or warranties express or implied by Seller or Auction Company. Any known defects will be disclosed but it is the responsibility of the Purchaser to ascertain that they have inspected the property and are satisfied with it’s condition and suitability for their purpose. No survey is provided and Purchaser will be responsible for verifying the property lines. 6. There will be no contingencies in the Purchase Contract, including but not limited to home inspections and financing contingencies. Bidders are encouraged to have any financing arrangements in place before placing a bid. Failure to complete the purchase because of a lack of financing will result in the loss of the deposit. Bidders who wish to arrange a third party home inspection may do so at their expense by contacting Mid Missouri Auctions LLC. 7. Seller will provide clear title by way of an Owner’s Policy of Title Insurance in the amount of the purchase price at closing, and will execute a Trustee’s Deed at closing conveying the property to Purchaser. Possession of the property will be delivered to Purchaser at the time of closing. If the Seller cannot provide clear title, Buyer will be released from the Purchase Contract and their deposit will be refunded. 8.
