HOW THE AUCTION EXTENDED BIDDING WORKS if a bid is placed on any tract during the final 5 minutes before the scheduled closing time, bidding will automatically extend for an additional 5 minutes Example: * Scheduled closing time: 3:00 PM * A bid is placed at 2:58 PM * Bidding will extend * If another bid is placed on any tract before 3:05 PM, all tracts will extend another 5 minutes This process continues until a full 5-minute period passes with **no new bids placed on any tract**. The purpose of the extended bidding format is to prevent "last-second sniping" and provide all registered bidders with a fair opportunity to increase their bids and remain competitive. Watch your bidding closely during the final minutes, as the auction may continue beyond the originally scheduled ending time. HOW TO REGISTER TO BID All prospective bidders must register directly with Michael Auction & Realty Service LLC prior to being approved to bid. **No exceptions will be made.** To register, contact the auction company and complete the required Bidder Registration Form. Registration is not considered complete until all requested information has been received and approved by the auction company. **All bidders must be registered and approved no later than 72 hours prior to the auction closing date.** Late registrations will not be accepted. By registering to bid, you acknowledge and agree that the purchase is being offered under the terms of the auction and is being sold **without contingencies for financing, appraisal, or inspections.** Buyers are encouraged to complete all inspections, investigations, financing arrangements, and due diligence prior to bidding.
